Amazing stay at Lodge 12. So peaceful and quiet. The lodge itself is so cosy! Fantastic for dog owners. Secure back garden and lots of villagenature reserve walks near by. Short drive in to Lincoln and lots of supermarkets near by. Such a nice touch leaving a bottle of Prosecco in the fridge for us to enjoy. Will definitely be booking here again!
Lodge was lovely, a perfect location, private with easy access to the fishing pond. Spacious lodge with a private fenced off hot tub. Lodge also has a freezer shich wasn't detailed on the listing. Lovely surprise of a bottle of prosecco cooling in the fridge when we arrived.
Very quiet and pleasant place, you can rest well. Tthe owner saves on sanitary for 3 people 2 rolls of toilet paper, 0 paper kitchen towels, only 2 dishwasher tablets and 2 empty garbage bags for a 4day stay late checkin at 330 p.m. and early checkout at 10 a.m . Apart from that a very nice place and a nice gesture to welcome a gift a bottle of prosecco I recommend!

We have really enjoyed our stay at Lodge number 12 for my wifes birthday. So much so that we have booked Lodges 1 and 7 for New Year. The site is lovely, the lodge brilliant, the perfect weekend away for our family.
We had such a lovely stay at Lodge 12 Thank you! The beds were so comfy and the hot tub such a luxury that we all thoroughly enjoyed! Lots of space to sit and eat indoors or out and it was well positioned for the dogs with lots of places for them to be safely tethered outside and an enclosed back space that also worked well. We did notice ants every now and then in the main bathroom and 20 sleepy wasps in around the front doors over the week. However, it's clear that you have been treating these and neither was a major problem. We would have liked an extra few bits of crockery cutlery to be able to make full use of the dishwasher since we couldn't fill the dishwasher each meal so had to wash up the things we would likely need for the next meal. Again, by no means a deal breaker but something that could be an easy fix to make a big difference to the experience. A cafetiere or another coffee maker of sorts would also go down well! The Welcome Prosecco was a lovely touch though and the washing machine also came in handy! Overall, it was a wonderful stay and we are all in agreement that we will definitely be back as soon as possible!

Our overall stay was absolutely lovely and my friends and I loved our weekend. The only things that werent clean were the cushions at the table inside but apart from that the overall cleanliness was fine! The only major problem I had with the maintenance was that there was a beeswasp nest at the front of the lodge right at the top inside the patio you could also hear them very slightly from inside the property. Also, I am highly allergic to bees and wasps so if I was to be stung, that wouldnt have been the best and I wouldve had to go to hospital. Just a bit of feedback but I would definitely come again and stay with Sykes Cottages. Thank you for letting us stay!

Very comfortable and spacious lodge. Particularly liked the fact the back decking area was enclosed as our dog could sit out safely. So close to Lincoln which was the reason we were on holiday. Would definitely book again if going back to Lincoln.

We fell in love with Lodge 12 as soon as we stepped through the doors. The Lodge was incredibly clean with modern fittings. We were left biscuits and Prosecco upon arrival which was a lovely touch. The rooms were lovely with nice finishing touches and the heated flooring was such a pleasant surprise. We loved it so much we have already rebooked another stay! If I was being picky the only thing that could be improved is the main bedroom upgrading to a King size bed.

This was a brilliant short stay. The property was beautifully presented and clean and had everything we needed within the kitchen. Our son found it amazing for his first stay away. Lovely welcome hamper and the hot tub was brilliant. Nice and secluded lodge with a very peaceful environment. The lodge had some nice activity information for the area. Weather was against us however this did not bother us as the lodge was such great quality we felt comfortable to stay in. We communicated a concern about there being no back gate on the fence with the area being dog friendly before our stay and the team accommodated our queries and fitted a gate to ensure our dog could not wander away while we were in the hot tub. They really went above and beyond to help. Really can't fault the team and how helpful they are. The barrier at the gate was really easy to use and made access nice and simple. I really liked not having to wait to be greeted by someone in order to enter. The fishing lake is lovely and a good place to relax. Furnishings in the lodge we comfy and modern and we found them to be a good quality along with the lodge being very spacious. The only snag we had were with some ants when we arrived however as soon as we reported this the team were on the case and came to help get things sorted. Totally outside of their control but an excellent response and high level of care.
Me and my partner booked in for 4 nights at lodge 12 as a quiet getaway for us and the small dog and was attracted by the style of the lodge and the hot tub. Overall first impressions were impressive with a larger than expected space inside the lodge, cleanliness was spot on and it had a rustic character to the outside while being very modern and cozy on the inside. There was wine and chocolates left for us which was really nice and there were plenty of towels, bedding, shower and hand soaps and even a kitchen cleaning kit available. The place was well heated, had a smart TV that actually worked and had all the modern facilities needed for a comfy stay. It wasn't long before we dived into the hot tub and this was really the best part of what we came for it got used every day even when it was snow sleet and ice outside we still got ourselves in there it was terrific. Overall I would give this a 4 and a half out of 5 erring closer to a 5 than a 4 however there are just 2 small things that would have made a HUGE difference to this stay... Firstly the double bed it's an IKEA double at a guess and as we both know from prior experiences with these they are NOT a full double. You see, a standard double is classed as being 135cm across but what happens on these IKEA beds is whilst the frame may be 135cm, the actual mattress sits inside the frame making the actual mattress a lot smaller typically 128130cm at best. While that may not seem much of a difference, you really do notice it because we both found it extremely cramped and so the last few nights we actually ended up sleeping on the single beds just to get more space. This was a real shame because the amount of space in that room would not only accommodate a full double, but even a king size would easily fit in there with space to spare. The second point is the rear decking to the hot tub now from what we have heard, lodge 12 enjoys one of the most private hot tubs available on site, with solid fencing right around. The problem was that there was an opening, and there was no gate or anything. This was a real shame because it meant whenever we were outside in the hot tub we were having to lock the dog inside because otherwise it would be easy for him to escape. I would STRONGLY recommend having a secure gate installed as this would mean the world for dog owners and even families with very young children. I don't want these points made to detract too much from the excellent stay we both had at lodge 12, because it truly was one of the best getaways we have both ever experienced but these two points mentioned would have made it absolutely perfect and we would definitely consider returning at some point if these matters were dealt with but I can definitely recommend this lodge to anyone.

We had a lovely stay. Lodge is lovely and clean had everything you need in the kitchen for cooking. Bed was comfty. Hot tub was lovely to relax in. The lodge was lovely and warm from the moment we got there. Plenty of towels. Just wish we had booked for longer, we will definitely be back.
Thank you. we had a fantastic break. Lodge 12 was exceptionally clean and beautifully furnished. Having a nice bottle of wine and chocolates on arrival was a very nice touch as was ice in the freezer and milk sachets in the fridge. Greatly appreciated. Just two points to raise. 1 My husband and i did find sharing the double bed a squeeze. After looking online, we found other reviews saying the same and that IKEA mattresses are smaller than doubles. Increasing the bed size to a king size bed would make the sleeping arrangements much more comfortable after all it's the adults who pay for the holiday! 2 Another point to raise was there was no gate on our patio desk which made my daughter quite uneasy especially when we were in the hot tub in the dark. Attaching one would make us feel much safer. Despite these two points we look forward to coming again and hope these two comments have been considered. Can we also say a huge thank you to Paul the maintenance guy. He was extremely friendly, helpful and very polite. He is an asset to the site and your business. Keep him! We had a lovely weeks stay at Lodge 12, it was simply perfect, clean and tidy, well stocked, we didnt need anything! The beds were comfy, and although we all prefer a higher back sofa just being picky! this was comfy also. The park the lodge is situated on is well maintained and looked after. Really don't have a bad word to say about the Lodge, the gent who workslives there in charge of maintenance was lovely, a good chat was had. Super friendly. We also bumped into the cleaners on our day of departure and they were both lovely also. Our only points to note A roll out awning over the hot tub could be a plus for those bad weather visits. We kept our dogs on leads but there were owners who did not, and had 2 larger dogs running free. No big issue, just a note to be wary of if you have nervous dogs. An outdoor mat for the front door would be usefull for muddy weather, theres an inside one but would rather scrape our feet before muddying this one up.

Absolutely stunning lodge with everything you could possibly need for a short stay. Highest standard of cleanliness and was surprised by the welcome bottle of Prosecco as it was my birthday the day of arrival. Area is quiet and peaceful and very much welcomed for a few days of relaxation
Beautiful lodge, had the perfect stay while visiting our son at uni. The lodge was well equipped, & well furnished, showers were great & the hot tub was fab. Would highly recommended. Would definitely stay again.

We have just returned from a wonderful stay at lodge 12! Everything was perfect from start to finish. Modern, clean, well equipped and so welcoming. A real home from home! We will definitely be returning Only slight niggle was the underfloor heating, took a bit of time to heat up, but even that wouldnt stop us from returning. The lodge is beautiful and was really well presented, everything was exactly how you'd expect, the only problem for us was the bed, it was quite firm and we struggled to sleep on the mattress, that would be our only problem, if it was a better mattress it would have been perfect

We have just got back from a lovely week stay at lodge 12. Only downside was the maintenance for the hot tub as we went to use it on the last night and it had a strong unpleasant smell due to not being cleaned or levels checked throughout the week. When getting the travel cot out from under the bed there was quite a bit of dust. Other than that we found the place a very lovely stay and with those small issues being fixed would be even better. We will definitely be back again.

Better than the pictures! Beautiful home from home with everything you need. Private hot tub, lovely corner plot, modern stylish decor and comfy beds. I have already recommended this Lodge to my friends and family. We had an amazing time away and my son was so sad to have to leave. The whole area was very welcoming and quiet. Id definitely like to come back. This was my first time away since losing my mum to early onset Alzheimers in 2020, thank you for making this a nice memory and putting a smile on my face.

Everything was lovely, we would have liked a gate at the back to stop our dog from wandering off. But I understand that this issue was mentioned in the listing. The other small issue was a baseboard below the fridge kept falling down so we had to keep pushing it back up.
Lodge12 is ideally situated as a base to explore Lincolnshire. The lodge is modern and fresh, very well presented and well equipped with everything we needed. The area is peaceful and quiet. We couldn't have asked for anything better.
